Community Fee Residents pay a one-time community fee of one month’s rent to cover the cost of a resident's move into the community, the cost of refurbishing the studio and the cost of maintaining the common areas. These common areas comprise 50% of Oyster Bay Manor. Should the resident leave the facility within the first 30 days, a pro-rated portion of the Community Fee will be refunded.
